Transfer on Death Deed (TOD)
Deed that transfers real property to a designated beneficiary upon the owner's death without going through probate, available in about 30 states.
Instructions
Name the owner and the beneficiary or beneficiaries. Include the legal description of the property. The deed must be recorded with the county before the owner's death. The owner retains full ownership and control during their lifetime. The deed is revocable at any time by recording a revocation. Check if your state has enacted the Uniform Real Property Transfer on Death Act. Not available in all states.
