<p>Constructive Notice — Mortgage.—A mortgage of real estate properly recorded is constructive notice, under section 1968 of Revised Statutes, for all purposes, to subsequent purchasers and encumbrancers, even when the deed for the mortgaged premises to the mortgagor is not recorded.</p>
