<p>Specific Performance—Contract for Sale of Land—Laches. — Specific performance of a contract for the sale of land, at the instance of the vendee, will he refused, when there has been an unexplained delay by him of upwards of three years in performing the conditions of the contract with respect to the payment of the purchase price.</p>
