Syllabus

<p>Rev. Civil Code 3903, § 986, provides that every conveyance is void as ag'ainst a subsequent purchaser in good.faith and for a valuable consid* eration, whose conveyance is first duly recorded. Held, that auunre- ■ corded warranty deed is valid as against a recorded quitclaim executed later by the same grantor, and which purports only to “remise, release, and quitclaim” thegrantor’s interest in the premises.</p> <p>COESON, P.
