<p>Landlord and tenant — Covenant as to the condition of property — Repairs —Damages.</p> <p>Where a tenant defaults in his covenants to return the leased property at the end of the term in as good condition as it was when he took possession, and the landlord, before the end of the term, and with the tenant’s permission, enters and makes very extensive repairs and changes in the property, and the tenant makes no repairs, the landlord is entitled to recover from the tenant such part of the expenditure as was necessary to restore the property to the condition it was in when the tenant received the property from him.</p>
