<p>SYLLABUS BY THE COURT.</p> <p>Real-estate Agents — Sale—Two Brokers Claiming Commissions^-Proximate, E§’cient and Procuring Cause oj the Sale. Two brokers each claimed the commission for the sale of real estate brought about by their joint efforts. Held, that the one whose diligence prevented the property from being withdrawn from the market for twenty-four hours, during which time he succeeded in bringing the parties to an agreement as to terms resulting in the sale, as a matter of law, was the proximate, efficient and procuring cause of the sale, and entitled to the commission.</p>
