<p>Deed — Delivery—Death of grantor — Evidence.</p> <p>Where an owner of land in his last illness executes and acknowledges a deed, and although told that delivery is necessary does not deliver the deed himself or direct any one to deliver it for him, and retains the deed in a satchel in his bedroom until his death four weeks later, no title passes by the paper as there has been no delivery.</p>
