<p>Specific Performance—Conditions Precedent—Vendor and Purchaser—Rescission by Vendor—Tender. A tender of performance by the vendee is not a condition precedent to an action for specific performance of a contract to sell land, where, before the time for performance had arrived, the vendor declared a rescission and repudiated the contract.</p>
